Textured ceilings went out of fashion decades ago and a great many are still up there, painted over several times and quietly waiting for somebody to decide the room needs modernising. Replacing one is a messy job and a fast one, and the waste comes down in a rush. The check that comes before anything else
Textured coatings applied before the year 2000 may contain a small percentage of asbestos. It was added to the mix to help it hold its shape, and it is not visible, not detectable by look or feel, and not something anyone should guess at. A ceiling that looks identical to the one next door may or may not contain it, because it depends entirely on which product was used and when.
That means the sequence is a sample and a laboratory test first, then a decision, then the work. Scraping, sanding or dry removing a textured coating that has not been tested is the single worst thing you can do in this job, because it releases fibres into a room the household is living in. If the test comes back positive, the removal is a licensed job with its own disposal route and it never goes anywhere near a skip. If the test comes back clear, or the property is late enough in date that the coating cannot be from that era, the job proceeds as ordinary construction waste and the rest of this applies.
What a ceiling replacement produces
More than people expect, and it is unpleasant material to handle. The usual approach on a cleared ceiling is to overboard rather than take the old surface down, which produces relatively little waste but loses ceiling height and does nothing about a sagging lath ceiling underneath. Taking it down properly is the better job and produces the volume.
In a mid century property the ceiling is usually plasterboard with a skim, and it comes down in sheets and fragments along with the nails and the old scrim. In an older Coppull terrace or cottage it may still be lath and plaster, and that is a different proposition entirely. Lath and plaster comes down in an enormous cloud of dust with heavy lumps of lime plaster and a mass of thin timber lath. It is dense, dirty and voluminous at the same time.
On top of that come the coving, the old light fittings, any loft insulation that falls through with the ceiling, and the polythene and dust sheets used to protect the room, which are usually beyond reuse afterwards.
Sizing and loading for ceiling waste
For a single room, a 4 tonne midi skip hire is normally sufficient, especially if the ceiling is modern plasterboard. For a whole floor of a house, or for any lath and plaster removal, an 8 tonne builders skip hire is the right call, because lime plaster is far heavier than it looks and the lath takes up real space. Plasterboard needs separating from the general load. Gypsum cannot be landfilled mixed with biodegradable waste, so a clean plasterboard load is handled through its own route. Lath and lime plaster is not plasterboard and is treated as inert rubble, so knowing which one is coming down decides whether you need one skip or a skip and a separate arrangement.
The loading advice is to get the heavy plaster in first and flat, then the lath and board on top. A skip loaded the other way round is harder to lift and tends to end up above the rim because the light material bulks up at the surface.
Living with the job while it happens
A ceiling replacement is one of the few jobs where the dust really does go everywhere, and preparation is what limits it. Everything out of the room, floors covered, doorways sealed, and the room ventilated to outside rather than into the rest of the house. Take the carpet up rather than trying to protect it, because fine plaster dust works into a pile and never comes out.
The skip wants to be there for the strip out day itself, because a room full of lath and plaster is not something anyone wants sitting overnight. Two or three days of hire usually covers the strip, the boarding and the clear up, and extending it is simple if the plasterer runs on.
